The most common question for anyone embarking on a construction project is what will the final cost be and how we charge for our services. Construction costs can vary widely. An analogy is buying a diamond: The cost will depend on cut and clarity for a specific size stone. Similarly, a custom home of a specific size will have variations in cost depending on the architectural style and the materials used in construction. There are some general ranges of cost that can be discussed in our first meeting. As for our fees to develop and construct your project, we have always avoided a percentage of cost contract. Rather, we determine a fixed competitive fair fee based on the work required and include making the expected normal changes and additions at no additional contractors fee. This insures that the client will not be suspect of any motives if an opportunity arises that might increase the project cost. We have always acted as the clients fiduciary by establishing separate bank accounts for each project and keeping an ‘open book’ policy.
The length of time to design and build a custom home will vary depending on the type of design and the complexity of the details. A kitchen could take as little as a few weeks for a simple cosmetic upgrade, while building new homes we typically see the design phase take from 6 to 8 months or longer depending on how detailed you wish to have the plans reflect you desires. We have constructed a 4000 sq.ft. home with pool and tennis court in 6 months from permit to move in; while a 14,000 sq.ft. home with backlit onyx walls and very custom features took a bit over 18 months. More complicated details will extend the time frame while simple features shorten the time needed. During constructin we used scheduling software and estimate the time to build based on your plans.
We expect that there will be some changes and extras along the way. Sometimes new materials become available, or there may be an opportunity to enhance the design that presents itself. Our philosophy is to not charge any extra fees for minor changes or extras. For larger changes, we will determine the cost for the change and gain your approval before any additional work is done so that you will always have a true idea of what you final cost will be. We strive to make the construction experience a rewarding one and are always on your side.
We make it easy for you with our accounting software methodology. Each month you will recieve a billing submittal with backups; we put together your bill for all involved parties, making it easy for you to review the finances. We set up a Trust for the account and draw from there for payments. We always keep an open book policy and you have access to all of your financial records.
